Data sources

Every figure bdrck shows you — a parcel boundary, a zone, an overlay, a CPI index, an aerial photo — is read from somewhere else. This page lists every source, its licence as far as we could confirm it, and the attribution we give it. Where we could not confirm the exact licence from the publisher, we say so rather than guess.

The sources

Queensland Government spatial services (Queensland Globe / QSpatial)

Feeds
Cadastre, lot and plan lookup, local government boundaries, zoning and overlay layers (flood, bushfire, heritage, koala, acid sulfate soils), and the address locator.
Licence
Creative Commons Attribution 4.0 International (CC BY 4.0).
Attribution
“Cadastral, administrative and overlay data — © State of Queensland (Department of Resources) 2026, licensed under CC BY 4.0.”

Brisbane City Council — City Plan and Development.i

Feeds
Brisbane zoning, flood and bushfire overlays from City Plan 2014, and nearby development-application precedents from Development.i.
Licence
To confirm — Brisbane City Council's own service reports the data as “© Brisbane City Council 2026” but we could not locate a published open-data licence naming a specific reuse licence (such as CC BY) for this dataset.
Attribution
“City Plan and development data — © Brisbane City Council 2026.”

City of Gold Coast — City Plan open data

Feeds
Gold Coast zoning, residential density, minimum lot size, building height, flood, bushfire and landslide layers from City Plan 2016.
Licence
Creative Commons Attribution 4.0 International (CC BY 4.0).
Attribution
“City Plan data — © City of Gold Coast, licensed under CC BY 4.0.”

Ipswich City Council

Feeds
Per-property flood levels, historic flood-event extents and the development-application register for the Ipswich local government area.
Licence
To confirm — Ipswich City Council does not publish a stated open-data licence for these services.
Attribution
“Flood and development data — Ipswich City Council.”

Logan, Moreton Bay, Redland and Sunshine Coast planning schemes

Feeds
Zone, use and infrastructure-charge rules for these four councils, encoded from their published planning schemes and infrastructure charges resolutions rather than read from a live data service.
Licence
Not applicable — these are publicly published statutory planning documents, not a licensed data feed. We cite the specific scheme or resolution behind each figure in the assumptions register of every report.
Attribution
“Planning scheme rules as adopted by each named council.”

Australian Bureau of Statistics — Consumer Price Index

Feeds
CPI-adjustment of comparable sales to today's dollars.
Licence
Creative Commons Attribution 4.0 International (CC BY 4.0).
Attribution
“Consumer Price Index data — © Commonwealth of Australia (Australian Bureau of Statistics) 2026, licensed under CC BY 4.0.”

Esri World Imagery

Feeds
The aerial photo basemap on the site map and the report's aerial context image.
Licence
Esri Master License Agreement — free to display with attribution as a basemap; not an open data licence. Esri's terms allow this without a developer account for basemap display, but reserve the right to require one.
Attribution
“Imagery — Esri, Vantor, Earthstar Geographics, and the GIS User Community.”

CARTO basemaps, with OpenStreetMap data

Feeds
The light street basemap on the site map.
Licence
CARTO's free basemap tiles, drawn from OpenStreetMap data under the Open Database Licence (ODbL); CARTO's own free tier is subject to a fair-use limit.
Attribution
“© OpenStreetMap contributors © CARTO.”

Nominatim (OpenStreetMap)

Feeds
Fallback geocoding when the Queensland Government locator does not resolve an address.
Licence
OpenStreetMap data — Open Database Licence (ODbL); Nominatim usage policy applies.
Attribution
“Geocoding data © OpenStreetMap contributors.”

Open Topo Data and Open-Elevation

Feeds
Terrain and slope estimates — Open Topo Data (SRTM 30m) first, Open-Elevation as a fallback.
Licence
Free public APIs, run as community services with published usage limits and no commercial service-level agreement. Underlying elevation data (SRTM) originates from NASA/USGS.
Attribution
“Elevation data via Open Topo Data (SRTM 30m) and Open-Elevation.”

How this fits together

None of these services are ours, and none of them promise us uptime or accuracy. When a source cannot be reached, the affected part of the result is marked as not assessed rather than guessed — see the assumptions register on every report. Basemap and elevation services in particular (Esri, CARTO, Open Topo Data and Open-Elevation) are free, best-effort services without a commercial support agreement; a fuller account of the risk this carries is kept internally in docs/research/licences.md.

This page is a draft prepared for the beta. It will be reviewed by a lawyer before paid plans launch.
